1. Does a pre-approval mean I’m guaranteed the loan? Not quite, but it’s very close. It’s a "conditional" commitment. The "condition" is usually that the house itself has to pass an appraisal and a title search. If the house is falling down or has a lien on it, the bank might still say no. But as far as your finances go, you’re cleared for takeoff.

2. How long does a pre-approval last? Usually about 60 to 90 days. If you haven't found your dream home by then, don't sweat it. We just need to update your recent documents (like your latest pay stub) to refresh it.

3. Will a pre-approval hurt my credit score? A hard credit pull might dip your score by a few points temporarily, but it is a necessary step to get a real commitment from a lender. The "distinct advantage" of being a verified buyer far outweighs a tiny, temporary blip on your credit report.
