THE FIRST RULE OF NEW BUILDS: DON'T GO IN ALONE

Here is a secret that might shock you: The friendly, smiling sales person in the model home office? They don’t work for you. They are wonderful people, but their legal and fiduciary duty is to the builder. Their job is to get the highest price and the best terms for the company, not for your bank account.

YOU NEED YOUR OWN REPRESENTATION FROM THE VERY FIRST VISIT. Most builders require your agent to be with you (or at least registered) the first time you walk through those doors. If you go in alone and sign that guest registry, you might inadvertently waive your right to have an expert like Equity Star Realty in your corner. And the best part? DECODING THE "INCENTIVE" GAME

You’ve seen the signs: "$20,000 in Flex Cash!" or "Covered Closing Costs!" Builders love incentives because they help sell homes without officially lowering the base price (which keeps their previous buyers happy). But these incentives are often tied to using their "Preferred Lender."

This is where things get tricky. Sometimes those incentives are a fantastic deal, and sometimes they are just moving money from one pocket to another. WHY "BRAND NEW" DOESN'T MEAN "PERFECT"

One of the biggest mistakes Buyers make is skipping an independent home inspection. They think, "It’s a new house! It’s built to code! Why waste $500?"

Let me tell you: Even the best builders make mistakes. In the rush to finish homes in the Phoenix heat, things happen. We’ve seen insulation missing in the attic, roof tiles that aren't secured, and plumbing lines that weren't actually connected (yeah, that last one is a mess).

WE STRONGLY RECOMMEND THREE STAGES OF INSPECTIONS FOR NEW CONSTRUCTIONS:

  1. PRE-POUR: Checking the foundation before the concrete covers everything.
  2. PRE-DRYWALL: This is the most important one. You get to see the "bones" of the house, wiring, plumbing, and framing, before it’s hidden behind walls.
  3. FINAL WALKTHROUGH: Ensuring everything is functional and the "blue tape" items are addressed.

Having an independent inspector is your insurance policy. It gives you the leverage to tell the builder, "Fix this before we close," rather than fighting with a warranty department six months later.

NEGOTIATING BEYOND THE PRICE TAG

In a traditional resale, you negotiate the price. In new construction, builders are very protective of their "comps" (comparable sales). If they drop the price for you, they have to drop it for everyone else in the phase.
